Becoming a Home Inspector

The National Association of Home Builders does require that inspectors are members of its organization. That means that they must also pay a fee for their membership, as well as taking and passing the NAHB exam. They must also agree to abide by specific rules and regulations. This includes but is not limited to, not having any financial interest in the sale of any of the properties they are inspecting, not allowing anyone other than their own employees on their property, and keeping records of their inspections confidential.

There are a number of organizations that offer inspector's certification. The National Association of Professional Home Inspectors (NAPHI), a professional body, and the American Society of Home Inspectors (ASHI) are two of the larger, recognized groups. NAPHI has the largest membership. offers additional certifications through its affiliated associations, while ASHI is more closely associated with local and state association organizations.

While the NAHB has a few requirements that inspectors must adhere to, it is not as stringent as many other organizations. The association requires that the inspectors it accepts as members have at least two years of experience in the inspection field, and have passed the NAHB's test.

The National Association of Home Builders' requirements for home inspectors is less rigid than the NAHB's, although the latter is much more strict. For example, inspectors who work as homebuilders are not allowed to use their knowledge and/or experience to evaluate any other contractors who work on a project.

Most inspectors work independently of the companies that hire them. In other words, they can inspect any project, but are not obligated to refer to or endorse any particular company or its products. or services.

The National Association of Professional Home Inspector (NAPHI) does have a list of accredited national organizations, which include the International League of Inspection Specialists (ILA) and the National Association of Home Inspectors (NAAHS). In addition, the NAPHI does require that inspectors who become members of these organizations take and pass an exam. and that they complete and maintain continuing education courses related to their areas of specialization.

As with many other professions, becoming a home inspector requires that home inspectors need a lot of education, training, and experience. In addition to that, the cost of obtaining this training and experience can be quite high.
